Campaign Statement July 19, 2025
Hi all! As you know, I'm running for the Board. Many of you have asked how we fix what's gone wrong — the delays, the confusion over records, the lack of results from expensive professionals. I want to share our plan for how we move forward with focus, accountability, and measurable results.
1. Streamline Foreclosures to Under 2 Years
We are losing revenue due to long-delayed foreclosures, which means responsible owners are covering the cost of delinquent ones. Florida law allows for faster foreclosure — but only if the process is actively managed.
Our plan:
- Immediately engage a qualified condo collections attorney with a track record of fast results.
- Enforce a clear collections policy: demand letters, liens, foreclosures, late fees, and statutory interest — all on a set timeline.
- Hold monthly board reviews of delinquent accounts to ensure progress and keep owners informed.
Outcome: We protect the community’s financial health and ensure fairness for those who pay on time.
2. Reconcile Owner Ledgers and Comply with Statutory Reporting
We cannot regain financial stability until our books are accurate.
Our plan:
- Hire an independent CPA to reconcile all ledgers from the past 4+ years, using bank records and assessment schedules.
- Flag and correct discrepancies, and restore confidence in each owner’s account.
- Complete the End-of-Year financial report required by Florida Statute, which has been neglected for far too long.
- Make reconciled ledgers and reports securely available to all owners.
Outcome: Owners will know exactly what they owe and why. No more confusion or hidden mistakes.
3. Guarantee Transparency to Owners
Transparency must be the norm, not the exception.
Our plan:
- Share monthly financial summaries via secure portal or email.
- Distribute board agendas in advance and meeting minutes and recordings within 14 days.
- Provide access to key records: budgets, contracts, insurance policies, and project updates.
- Require competitive bidding for major expenses and disclose contract terms.
- Ensure timely responses to records requests, as required by law.
Outcome: Informed owners, restored trust, and a board that works with the community, not around it.
4. Justify Every Dollar Spent on Professionals
Owners have paid millions in assessments, much of which went to lawyers, CPAs, and consultants. But where are the results?
Here’s how we’ll ensure we get value for every dollar:
- Contracts with clear deliverables and deadlines. No more vague scopes or open-ended retainers.
- Payment tied to performance. For example, a CPA must submit a written reconciliation report within 60 days. No report = no full payment.
- Transparency on contracts and invoices. Share them with owners before approval and post invoices monthly.
- Reuse past work wherever possible. If we’ve already paid for audits or legal work, we’ll demand results and won’t pay to redo it unless it’s proven incomplete.
- Budget first, then spend. We’ll publicly budget for professional services before hiring, not after.
Outcome:
Real results, real oversight, and no more blank checks.
This is how we start to turn things around: by making smart, legally grounded decisions and by putting owners first in every step we take. We’re not just talking — we have a clear, focused plan to move DBR forward with accountability and measurable results.
It’s time to bring DBR back to the well-run, thriving community it once was. With focus and transparency, we can restore pride and protect our investment. Let’s do this together. OUR TEAM CAN GET IT DONE! VOTE FOR VENKAT, JENNA, SRI, AND TED.
